The short version
AAA Handyman Services LLC performs honest, upfront-priced home and commercial repairs across Oakland County, Michigan — you always approve the scope and price in writing before we bill anything beyond the agreed work. Our labor is backed by a 1-Year Workmanship Guarantee, and you can cancel or reschedule a visit at no charge with 24 hours’ notice. The sections below are the full terms; anything still unclear, just call or message us at (248) 385-3432.

1 Our Services
AAA Handyman Services LLC provides high-quality residential handyman services and commercial handyman services, including home and facility repairs, maintenance, punch lists, and minor updates. Our core services include:
- Carpentry & Trim: Interior/exterior woodwork & trim

This list is representative, not exhaustive, and reflects the residential and commercial repairs, facility punch lists, maintenance, and minor updates we perform. Please see Section 2 for the scope and licensing terms that apply to all services.
2 Licensing & Scope of Work
AAA Handyman Services LLC operates in compliance with Michigan’s minor project exemption (MCL 339.2403). Work requiring a licensed residential builder or skilled trade is performed or subcontracted by licensed professionals.
Our Scope of Work
We take on residential and commercial repairs, facility punch lists, maintenance, and minor updates — from a single small fix to a multi-day punch list. Every job is quoted transparently, including labor, materials, and all fees, and each project is scheduled and staffed to match the scope of the work.- Residential home repairs, commercial facility repairs, maintenance, punch lists, and minor updates are quoted as a single, clearly defined scope of work, so you always know what is included before we begin.
- Plumbing, electrical, and mechanical work require the appropriate skilled-trade license under Michigan law regardless of price. Any work in these areas that requires a licensed trade is performed or subcontracted by an appropriately licensed contractor.
- Where a project requires a permit or licensed trade, we will let you know before work begins so it can be arranged properly.
3 Rates & Pricing
- We offer honest, upfront, transparent pricing. Jobs are priced either on an hourly basis with a flat Minimum Service Call, as a prepaid time package, as a flat-fee audit package, or by the bid (a fixed price for an agreed scope).
- Standard service calls include travel, diagnostics, and up to the first hour of labor: $100 Minimum Service Call in Zone A (within ~20 miles of our Waterford base) and $145 Minimum Service Call in Zone B (extended Oakland County area). Continuous labor after the first hour is billed at a flat $70/hour in quarter-hour increments. All published rates, flat-rate menu prices, and package prices are for labor only; hardware and materials are never included and are billed separately.
- We offer half-day prepaid time packages: 4-Hour Package ($279) and 6-Hour Package ($405) in Zone A (Zone B adds the standard $45 travel differential) for tackling multi-item punch lists in a single visit. Package prices are the hours priced at our standard labor rate less a packaging discount of 10% (4 and 6 hours), and cover labor only.
- Flat-fee inspection packages—including our Home Safety Audit ($100), Energy Tune-Up Audit ($100), Storm-Prep Check ($100), or Whole-Home Assessment 3-Audit Bundle ($216)—include room-by-room assessments and a same-day line-item punch list. The audit fee is credited directly toward same-day repairs totaling $250 or more.
- We provide free quotes online or by phone. To receive a fast and accurate estimate, we encourage you to contact us with your project details and, if possible, photos of the work area.
- Every quote, flat-rate price, and package price reflects the conditions visible at the time of the estimate. If concealed conditions come to light once work is underway, they are handled through the written change order process in Section 4—never as a surprise on your invoice.
- Materials are not included in the standard labor rate. You may supply materials yourself at no markup, or we can source them on your behalf, in which case a standard 20% supply markup applies to cover sourcing time, transport, and parts liability. If AAA Handyman is handling, purchasing, or supplying materials for your project, a material deposit is required prior to starting the work.
- Priority after-hours and emergency service is available 7 days a week ($155 for the first hour, then $100/hour in quarter-hour increments). Current figures are always listed on our Rates page.
- Commercial rates. Commercial work is billed at a 25% premium over our residential rates: a $125 Minimum Service Call in Zone A ($181.25 in Zone B) including the first hour, continuous labor at $87.50/hour in quarter-hour increments, after-hours emergency service at $193.75 for the first hour, then $125/hour, 4-Hour and 6-Hour punch list packages at $348.75 and $506.25 in Zone A ($431.25 and $581.25 in Zone B), and individual property audits at $125 (Whole-Property Assessment $270). Multi-property schedules are quoted per contract. Current figures are listed on our Rates page and Commercial page.
- Our Maintenance Membership is $49/month, month-to-month with no enrollment fee and no long-term contract. It includes 2–4 scheduled seasonal visits a year, priority scheduling, member labor rates on additional calls, and a waived trip charge within Zone A on covered visits. Cancel anytime with 30 days’ notice — you keep any visit already booked, and billing simply stops at the end of the cycle.
- Our Quarterly Home Care subscription bundles seasonal visits into three plans: Essential ($39/month, 1 hour per seasonal visit), Complete ($59/month, 2 hours), and Complete Plus ($89/month, 3 hours), billed monthly or annually (annual plans include two months free). Members skip the service-call minimum on scheduled visits, and Complete and Complete Plus plans receive 10% off additional labor. You can request a plan on our Services page; nothing is charged until we confirm your plan with you by phone.
- For labor-only jobs where the customer provides all materials, no upfront deposit is required and payment for labor is due upon completion of the day's work. Where AAA Handyman supplies materials, a material deposit is required prior to starting work. We accept cash, checks, Zelle®, Venmo®, and Cash App (5% added for all non-cash payments).
4 Unforeseen Conditions & Change Orders
Unforeseen Conditions Clause
Any additional work, labor, or materials required due to concealed or hidden conditions—such as code violations, structural rot, mold, or damaged wiring discovered only after opening walls, fixtures, or components—are outside the initial scope of work. Such items will be documented, communicated, and approved by the client via a written change order before any additional work proceeds or related costs are incurred.Every quote, flat-rate price, and package price we give is based on the conditions that are visible at the time of the estimate. In practice, this clause means:
- We stop and tell you first. If we uncover a hidden condition, work in the affected area pauses until you have seen the issue and decided how you want to proceed.
- We document it. The condition is described and, wherever practical, photographed so you can see exactly what we found.
- Nothing is billed without your written approval. Added labor, materials, and revised timing are set out in a written change order. No additional work begins and no additional cost is incurred until you approve it in writing (including by text or email).
- Some discoveries fall outside our scope. If a hidden condition calls for a licensed trade, a permit, or work beyond the minor project limits described in Section 2, we will say so and refer you to an appropriately licensed professional rather than take it on.
- Declining is always an option. If you choose not to approve the additional work, we complete whatever portion of the original scope can be finished safely and correctly, and bill only for that.
Pre-existing and concealed conditions are not defects in our workmanship and are not covered by the limited warranty described in Section 6.
5 Scheduling, Online Booking & Cancellations
- We strive to accommodate your preferred schedule and complete work efficiently.
- You can request an appointment through our online booking page (powered by Google Calendar). Submitting a request is an application for an appointment, not a confirmed booking, until we review details and contact you to confirm the date, time, and scope. No payment is required to submit a booking request.
- Homeowners can voluntarily subscribe to our free seasonal maintenance reminder service on our contact form to receive periodic maintenance check reminders (e.g., spring gutter checks, fall weatherproofing). You can unsubscribe at any time.
- 24-hour notice is appreciated for cancellations or rescheduling. Cancel or reschedule at least 24 hours ahead and there is no charge. Late cancellations or no-shows may incur a trip charge equal to the applicable Minimum Service Call.
- Prepaid time packages follow the same notice policy; a missed visit rescheduled with less than 24-hour notice may forfeit the reserved time.
- After-hours and emergency requests are accommodated 7 days a week when a craftsman is available and are billed at the urgent rates described in Section 3.
6 Warranty, Workmanship & Liability
1-Year Workmanship Guarantee
We stand behind our craftsmanship with a full 1-Year (12-Month) Workmanship Guarantee on all labor. If any issue related to our installation or repair arises within 12 months of project completion, we will return to inspect and correct it free of charge. Warranty claims can be submitted anytime through our Customer Care page.- Material Warranty. Fixtures and materials purchased and supplied directly by AAA Handyman Services LLC are covered under our warranty. Materials, fixtures, or parts supplied by the customer or third parties carry no warranty through AAA Handyman Services LLC.
- Exclusions. The warranty does not cover normal wear and tear, customer misuse, structural settling, pre-existing conditions, or any work altered, repaired, or modified by third parties or DIY work.
- Limitation of Liability. Our liability is limited to the total cost of services provided. We are not responsible for pre-existing conditions or damages caused by factors outside our control. Concealed conditions discovered during a job are handled under the change order process in Section 4.
7 Customer Responsibilities
- Provide clear access to the work area.
- Remove personal items and valuables from the work zone.
- Obtain any necessary permits if required (we can assist).
- Ensure the property is safe and free of hazards for our team.
- Structural Adequacy: The Customer warrants that all existing structures, surfaces, and framing are structurally sound and capable of supporting the requested repair or installation work. Repairs required due to pre-existing structural damage or rot are not covered under the original estimate.
8 Safety & Hazardous Materials
Safety & Hazardous Materials Clause
The safety of our team, our customers, and your home comes first. If work encounters, or is likely to disturb, lead-based paint, asbestos, mold, or other hazardous materials, we will stop work in the affected area and follow the protocols below before continuing.- Homes built before 1978 (lead paint). For homes constructed prior to 1978, federal law (the EPA Renovation, Repair & Painting Rule) presumes the possible presence of lead-based paint. Any disturbance of painted surfaces will be handled using lead-safe work practices, and we will provide the EPA “Renovate Right” pamphlet before work begins where required.
- Asbestos & other hazardous materials. If materials suspected to contain asbestos (such as older floor tile, popcorn ceilings, siding, or pipe insulation), mold, vermiculite, or other regulated hazardous substances are encountered, work in the affected area will stop immediately.
- Work stoppage & certified abatement. AAA Handyman Services LLC does not perform hazardous-material abatement. If hazardous substances are confirmed or reasonably suspected, work will not resume in the affected area until the material has been tested and, where necessary, removed by a certified abatement contractor. We will document the condition, notify you, and refer you to an appropriately licensed abatement professional. Costs of testing, abatement, and any delays are the responsibility of the customer and are outside the original scope of work.
- Pets must be secured. The customer is responsible for securing all pets away from the work area for the full duration of the service visit. This protects your pets from tools, dust, and materials, and protects our team from distractions or injury. If a pet cannot be safely separated from the work zone, please let us know in advance so we can reschedule.
9 Payment Terms, Deposits & Late Fees
Payment Terms
Unless a different arrangement is agreed in writing, payment is due immediately upon receipt of the invoice. No grace period is implied beyond the date the invoice is issued; invoices are considered past due the day after they are delivered.- Payment Upon Completion. For labor-only jobs where the customer provides all materials, no upfront deposit is required. Payment in full is due immediately upon completion of the day’s work.
- Material Deposit. If AAA Handyman Services LLC is sourcing, purchasing, or supplying materials, a material deposit covering the cost of materials (plus our standard 20% supply fee) is required prior to commencing work. Any remaining balance is due upon completion of the day’s work.
- Accepted Payment Methods. We accept cash, checks, Zelle®, Venmo®, and Cash App. A 5% fee applies to all non-cash payment transactions.
- Late Fees & Collections. Invoices unpaid after seven (7) calendar days are subject to a late charge of 1.5% per month (18% per annum) on the unpaid balance, or the maximum allowable under Michigan law, accruing monthly until paid in full.
- Collection costs & attorney fees. If an account is referred for collection, the customer is responsible for all reasonable costs of collection, including attorney fees and court costs, to the extent permitted by Michigan law.
- Right to suspend or cancel. If a payment or required deposit becomes delinquent, AAA Handyman Services LLC may suspend ongoing work, decline to schedule further visits, and/or cancel any remaining scheduled work without penalty. Resumption of work is at our discretion and requires the outstanding balance (including late fees) to be paid in full.
10 Refunds & Corrections
Refund Promise
If you are not satisfied with work covered by our 1-Year Workmanship Guarantee, tell us within 12 months of completion and we will return and make it right at no labor cost to you — or, if we cannot make it right, refund the labor cost of the affected item.- Labor refunds. If a covered workmanship issue is not resolved to your satisfaction after a return visit, the labor portion of that item is refunded. Materials we supplied are covered under the material warranty in Section 6; customer-supplied parts are excluded.
- Unused materials & deposits. If you cancel before work begins, any material deposit for parts not yet ordered is refunded in full. Once materials are special-ordered or work has started, the deposit covers what was purchased or performed on your behalf, and any unused stock is returned to you or credited.
- Prepaid time packages. If you cancel a package visit with at least 24 hours’ notice, you may reschedule at no charge or receive a refund of the unused time. Cancellations with less than 24 hours’ notice may forfeit the reserved time.
- Membership. The $49/month membership is month-to-month. Cancel with 30 days’ notice and billing stops at the end of the current cycle; completed visits are not refunded, and any visit already on the schedule is honored.
11 Delays & Circumstances Beyond Our Control
Force Majeure
AAA Handyman Services LLC is not liable for delays or inability to perform caused by events beyond our reasonable control. In such cases, affected dates will be rescheduled in good faith as soon as conditions allow.Without limiting the foregoing, events beyond our reasonable control include:
- Severe weather that makes the work site unsafe or the work itself impractical (high winds, ice, extreme heat, lightning, heavy storms).
- Material supply chain shortages and shipping delays affecting parts, hardware, or specialty items we order on your behalf, including backorders, manufacturer stockouts, or carrier delays.
- Utility outages, including loss of power, water, or gas at the work site that prevents us from completing the agreed scope.
- Acts of God, natural disasters, public-health emergencies, governmental orders, labor disruptions, or other events outside our reasonable control.
Where a delay described above affects your scheduled date, we will notify you as soon as practicable and reschedule the visit. We are not liable for any indirect or consequential damages resulting from such delays.
12 Workspace Safety & Workmanship Disclaimers
- Keep the work zone clear. The customer is responsible for keeping children, pets, and any non-essential persons out of the immediate work zone during project hours. Active work areas involve tools, dust, and materials that may pose a safety risk to bystanders.
- Site conditions. The customer agrees to maintain safe access and reasonably clean conditions in and around the work area, and to disclose any known hazards (loose flooring, pest issues, electrical problems, etc.) before work begins.
- Workmanship warranty is voided by third-party or DIY alterations. Any third-party modifications, alterations, additions, or repairs made to work performed by AAA Handyman Services LLC—whether by another contractor, the homeowner, or any other party—void our labor warranty on the affected workmanship. We are not responsible for, and will not warranty, the integrity of our original work once it has been altered, adjusted, or repaired by others.
- Pre-existing conditions excluded. We are not responsible for failures caused by pre-existing structural, electrical, plumbing, or mechanical conditions that were not part of the agreed scope. See Section 4 for how concealed conditions are handled.
13 Right to Refuse Service & Termination
Right to Refuse or Terminate
AAA Handyman Services LLC reserves the right to refuse service, decline a project, or terminate an agreement and vacate the job site at any time when continued work is unsafe, unlawful, or not in the best interest of either party.We may decline or terminate a project, and where necessary leave the job site immediately, in the following circumstances:
- Unsafe working conditions that cannot reasonably be corrected on site, including hazardous materials, structural instability, exposed wiring, or conditions that threaten the health or safety of our team.
- Hostility, harassment, or threats. Verbal or physical hostility, harassment, intimidation, discriminatory conduct, or threats directed at our team will result in immediate termination of the visit and, where applicable, the agreement.
- Breach of access or payment terms. Failure to provide agreed access to the work area, failure to provide a required deposit or payment, or repeated scheduling breaches may result in termination.
- Work outside legal scope. If a project is determined to require a licensed trade or permit that cannot be arranged under these Terms (see Section 2), we may decline or terminate the affected portion and refer you to an appropriately licensed professional.
Upon termination, the customer is responsible for payment for all labor and materials provided up to the point of termination, consistent with Sections 3 and 9. Where termination is caused by the customer’s conduct, any reasonable remobilization or restocking costs incurred may also apply.
14 Photo & Marketing Release
To showcase our work and help other homeowners envision what is possible, AAA Handyman Services LLC may photograph projects before, during, and after completion. By engaging our services, you grant us permission to use these images as described below.
- Permitted uses. We may capture and use before/after and in-progress photos of the work we perform for marketing, portfolio, website, social media, and promotional purposes.
- No personal identifying details. We will not include your name, street address, visible faces, license plates, or other personally identifying details in any published image unless you give us separate written permission.
- Opting out. You may decline this release at any time by notifying us in writing before or at the start of the project. Where you opt out, we will not photograph your project for marketing purposes.
- Customer-supplied photos. Photos you submit through our review, quote, or AI estimate forms are governed separately under Section 15 and our Reviews page terms.
15 Website Use, Reviews & User Submissions
You agree not to misuse our website, attempt unauthorized access, or use it for any unlawful purpose. All branding, text, code, and site content are owned by AAA Handyman Services LLC.
When you submit a review, rating, or project photo on our Reviews page, you confirm that the submission reflects your genuine experience as a customer and that you own or have full rights to share any uploaded image. By submitting, you grant AAA Handyman Services LLC a non-exclusive, perpetual, royalty-free license to publish, display, crop, and present your review and photo across our website and promotional materials.
Reviews submitted through our Reviews page may be published on the site. You may request an update, correction, or removal of your published review at any time by contacting us directly.
Our website also offers an AI photo estimator and an automated AI chat assistant to help answer common questions regarding services, rates, and coverage areas. Their responses and price ranges are provided for general informational convenience only, are preliminary and non-binding, may not always be accurate or complete, and do not form a binding contract or formal price quote. Final pricing is always confirmed by a person — for job confirmation or specific scope discussions, please contact us directly.
16 Privacy
Your privacy is important to us. Please review our Privacy Policy for details on how we collect and protect your information.
17 Limitation of Liability
To the fullest extent permitted by law, AAA Handyman Services LLC shall not be liable for any indirect, incidental, special, or consequential damages arising from our services or website use.
18 Governing Law
These Terms are governed by the laws of the State of Michigan. Any disputes shall be resolved in Oakland County courts.
19 Dispute Resolution & Contact for Disputes
- Talk to us first. Most concerns are resolved with one phone call. Please contact us first at (248) 385-3432 or contact@aaahandyman.services, or through our Customer Care page, and give us a fair chance to resolve the issue before starting formal proceedings. We commit to responding within one business day.
- Where disputes are heard. If an issue cannot be resolved directly, both parties agree to attempt good-faith mediation in Oakland County, Michigan, before pursuing court action. Any formal legal action is brought in the state courts of Oakland County, Michigan, and these Terms are governed by Michigan law.
20 Changes to Terms
We may update these Terms from time to time. Continued use of our services after changes constitutes acceptance of the new Terms.
