We are an Oakland County handyman shop, not a call center — the same craftsman who performed the work reviews the concern. Every request follows the same structured process: you send us the details, we evaluate the scope against what we actually did, and we tell you plainly what we found and what happens next. Qualified workmanship issues are corrected at our expense. Where a concern falls outside our workmanship, we say so directly and quote it like any other job.

The 1-Year Workmanship Guarantee

For 12 months from the day a job is finished, we stand behind the integrity of our labor as it was originally performed. If a repair fails because of how we did it, we return and correct it at no cost to you. That is a defined commitment, not an open-ended maintenance plan — and knowing where the line sits is what makes it worth something.

What the guarantee covers

  • Labor performed by our craftsman, judged against the condition it was left in.
  • Workmanship faults that surface within 12 months of completion — fasteners backing out, a joint separating, an install that was not set true.
  • A scheduled return visit to put qualified work right — no diagnostic fee, no trip charge, no deductible.

What falls outside it

  • Normal wear and tear. Hinges, hardware, caulk, and finishes all loosen and age with daily use.
  • Material degradation. Product or manufacturer defects, and materials you supplied, carry their own warranties rather than ours.
  • Environmental and structural shifts. House settling, seasonal humidity and temperature swings, moisture intrusion, pests, storm or impact damage.
  • Later alterations by others. Work adjusted, modified, or repaired by another party after we left, plus misuse and deferred maintenance.

None of this means we turn away the work. Concerns outside the guarantee are still welcome — they are simply scheduled and quoted as a standard service call at our published rates. Coverage runs on all labor performed by our craftsman; see the full terms in plain language.

Our Review Process

A Structured Three-Step Review

Every request moves through the same three steps, in the same order, whatever the concern is. You should never have to guess where yours stands or what it might cost.

  1. Submit Details

    Complete the intake form below with the service date, the address, a clear written description, and a photo of the area in question. Specifics matter here: a dated photo and an accurate account of what changed are what allow us to evaluate the work properly the first time.

  2. Professional Review

    Requests are reviewed during regular business hours, in the order received. We pull the original job file, compare it against what you have sent, and determine the scope — whether the concern involves our workmanship or a separate cause. You get a written answer from the person who did the work, not a form letter.

  3. Assessment & Action

    Qualified workmanship issues are scheduled and corrected at no cost to you. If the review shows the cause sits outside our workmanship — or the request is for unrelated work — the visit is booked as a standard service call at our published diagnostic and trip rates. Either way, you know which it is, in writing, before anyone is dispatched.

On out-of-scope visits: our standard service call is $100 within 20 miles, or $120 beyond it, and covers travel, on-site diagnosis, and the first hour of labor — then $60 per additional hour in quarter-hour increments. No fee is ever charged for a visit that turns out to be covered workmanship.

True emergencies — call first

Active leak or a home that will not secure? Call, don't type.

Water running where it shouldn't, a door or window that will not lock, a failed sump pump, or anything that puts the structure or your family's safety at risk — call it in immediately, at whatever hour it happens. Emergency calls are triaged ahead of the form queue. Please do not sit on a form submission and wait for one of these.

Straight talk on cost: if the emergency traces back to work covered by the 1-Year Workmanship Guarantee, the return visit is at no charge. For anything the warranty does not cover, after-hours rates apply — $155 for the first hour and $85 per hour after, with hardware billed separately or supplied by you at no markup.

When the work was completed. A best estimate is fine — we use it to pull the job file and confirm the 12-month window.

Where the work was performed. Needed before any on-site visit can be scheduled.

What is happening, when you first noticed it, and anything that has changed at the site since the work was completed — other trades on the property, weather events, or repairs attempted by someone else.
